Booking Conditions

1. Prices are per room per night, if booking a family room for double/twin occupancy the double room rate applies. Single bookings of double rooms are charged at the full room rate unless prior agreement has been made.

2. At the time of booking we will ask for your credit/debit card details to secure the booking. Please note we will not take anything from the card until your arrival, but will take a fee in the event of cancellation, please see our cancellation policy below

3. Please note that we don't accept cheques as payment

4. Arrival time - when you make your booking we will ask for an approximate arrival time. If you are delayed please contact us.

5. Prices include full cooked breakfast.

6. Rooms are available for check in from 5pm. If an earlier arrival is planned we may be able to store your luggage, by prior arrangement, until such time as your room is ready. All rooms must be vacated by 11am on day of departure to avoid payment for an extra day. If a later travel time is planned we have limited facilities for storing your luggage, please check if this service is available on your departure day. Rooms not claimed by 7pm will be re-let unless prior arrangement for late arrival is made.

7. It is a condition of booking that all guests conduct themselves in a responsible manner so as not to cause disturbance or annoyance to other guests. We reserve the right to terminate any person's contract should their behaviour be deemed unacceptable. Any breakages or damage to property will be made good and the cost charged to the person in whose name the booking was made

Cancellation Policy
Accepting accommodation by telephone, e-mail or in writing means you have entered into a legally binding contract. In the event of cancellation, for whatever reason and the room(s) remains unoccupied, we will take a cancellation fee to compensate us for our loss:

1. Cancellation 4 weeks before arrival - 30% of the total agreed amount for Bed and Breakfast.

2. Cancellation 2 weeks before arrival - 50% of the total agreed amount for Bed and Breakfast.

3. Cancellation 48 hours before arrival - 100% of the total agreed amount for Bed and Breakfast.

Early departure will be treated the same as a cancellation

Non Arrivals will be charged at the full room rate for the whole of the booking.

For your protection and to fulfill your contract with us, we strongly advise you to take out holiday cancellation insurance to cover any such eventuality.
